Koh Chang Real Estate / Property . . .

For Sale . . . Huge plot of farmland with Nor Sor 3 Kor title deeds, on the mainland but with views of Koh Chang.  Price: 2.8 million baht

 

This is a huge plot of land for a very good price.  25 Rai = 10 acres (40,000 square metres) and is approx 80m x 500m. The land lies off the main road, access is via a 4 metre wide public track that leads around 100 metres from the road to the land.

 

The land hasn't been tended for a couple of years, so is overgrown.  But in the past it was used as a fish farm, there are several large ponds on the land and for fruit farming.  The owner planted tall palms as well which mark the boundaries and line the tracks leading past the fish ponds.  A small river forms one of the boundaries of the land.  Near the river is a small house, which could still be used for worker's accommodation but is in need of repair.  From the house there are excellent sunset views towards Koh Chang.  If the house was built three floors tall or on raised poles then it would be possible to also see the sea.

 

If you ever wanted to have a house and small farm or very large garden, in Thailand this is an excellent opportunity.

 

The title deed can easily be upgraded to 'Chanote' at the local land office.  Electricity has been connected to the house in the past but is currently disconnected..  It's a simple matter to contact the Electricity company to get the supply turned on again.  Water is from bore holes on the land and is plentiful

 

On Koh Chang itself a single rai of farmland on the east coast - facing the mainland will sell for well over 1 million baht.  At this plot, it's 110,000 baht/rai.  

The land is extremely quiet & peaceful, yet it's located only 2 kilometres from the pier for Koh Mak and 3km from Centrepoint car ferry pier to Koh Chang.  The town of Trat is around 20km away.  There is also a small boatyard nearby where it is possible to put speedboats into the water.
