The Villas
The villas are built on a hillside that slopes
down to the beach. Two villas are located by the beach and one is
on the hillside above. A pathway from this villa leads down to the
beach.
The villas all comprise of five distinct areas:
1) Covered parking
2) Main building - housing the bedrooms and
kitchen
3) Lounge - A separate building located poolside,
providing a large dining or living space.
4) Swimming pool - Each villa has it's own 8m x 5m
pool
5) Sala - This covered open sided deck is a
feature of traditional Thai houses. It's an area to relax, eat a
quiet meal, read a book or enjoy the view

A3 Beachfront Villa

Bedroom Villa with 175 sqm of Living Space, private swimming pool,
Parking area and Sala Thai. This villas is on 900 sqm of land (60m. x
15m.) These villas are directly on the beach. Price 13,250,000
Baht unfurnished or 14,950,000 Baht fully furnished
Class A construction materials will be used throughout the villas. All
garden areas will be landscaped and will include tropical flowers and
trees.
Villas have two different sale prices, as show above.
1) Unfurnished: This includes all basic designs and fittings: i.e. spot
lights, electrical outlets, wood laminate floors, tiles, windows,
sliding doors, all bathrooms fittings and swimming pool.
2) Fully furnished with Interior Designs. Includes: custom designed
bedrooms, cabinets, closets, kitchen fittings i.e. refrigerator, oven,
microwave, Five air-conditioning units, Dining Table, Sofa and
armchairs, coffee table, 3 x 42" LCD TVs, rugs and towels. in other
words all the essentials.
Ownership
The house and land can be sold on a 90 year lease to a foreign buyer or
freehold to a Thai national or Thai registered company.
Payment Terms
Deposit for reservation 100.000 THB
30% (less initial 100,000 baht deposit) - At start of construction
30% when construction reaches ground floor window height
30% when the roof structure is completed
10% when the house is completed and accepted and land title deed
transferred
Additional Costs
The buyer is responsible for the government taxes payable on the
purchase. For a leasehold purchase this is typically 1.1% of the
purchase price.
Maintenance Fees - The developer will employ 24 hour security guards, a
gardener and garbage collection service will be provided. Water is
from a private supply on the land. The beach will be cleaned daily and a
maid service can be arranged if required. The fees for these
services have not yet been set but will be shared by the owners of the
three villas.
