Koh Chang Real Estate / Property . . .

For Sale on Koh Mak . . . Chanote titled land on hillside with sea views, 100 metres to one  beach, 250 metres to another.  Priced around 2.5 million baht / Rai.  (Half Rai & 1 Rai plots available)

A member of the family that owns 90% of this small island is building Koh Mak's first housing development which is also advertised on this site.  Adjacent to this development he also has an 10 Rai plot of land.  Part of this will be used for a housing project in the future, and part is available to buyers looking for land for a house on Koh Mak. 

This land cant easily be compared to anything on Koh Chang as there is nowhere on Koh Chang where you could buy land and build a private house with sea views and yet be within 5 minutes walk of two long expanses of palm tree fringed sandy beach. 

The seller wants this land to be bought by people who'd like to build a house or holiday home on Koh Mak and it is not for sale for commercial use - such as a resort or backpacker huts. However, individual buyers are of course free to rent out their house when they are not using it.  Plots of half Rai and 1 Rai are available.   But note that land will be limited to 1 Rai per buyer. The seller also insists in meeting all buyers in person prior to agreeing any sale. 

He would like to keep this part of the island, overlooking the 2 kilometre long Suan Yai beach as quiet and low key as possible. 

The land is located less than 100 metres from Suan Yai beach on the northwest of the island & approximately 200 metres from the busier Sai Khao beach in the southwest. The land lies on a slight hill and has views across the island and out to sea to either Suan Yai or Sai Khao beaches.

Land can either be bought freehold in a Thai name, through a Thai registered company, or leased for 90 years by a foreign buyer with no need for company set-up.  If required, the seller will assist in setting up a Thai registered company and ensuring that the transfer of title deeds is completed without any unnecessary delays due to government bureaucracy etc.

Some plots have better views than others, so the land is sold on a first come first served basis.
