Background . . .
Work
on the original 'Good Time' Development on Koh Mak begun in February
2006. The simple aim of the developer was to provide good value,
Thai style homes for people interested in enjoying the quiet life on the
laid back island of Koh Mak.
By
late 2007, virtually all of the initial homes had been sold and
also those in an adjacent GoodTime Annex and a plot 400 metres away
informlly called Jungle Land'. In January 2008, two other
developments were launched which build on the success of The main reason for the
success of the previous projects but increase the build quality and also
the fixtures and fittings, offering an option for people who want a
truly luxurious island hideaway. The
developments are located less than 5 minutes walk from one of the two
main beaches on the island.

The Developer . . .
It's
not anyone who could pull off their first housing development so
successfully. Yodying, is Thai/German, and has spent his entire
adult life living and working in Germany where he ran several successful
businesses. The development on Koh Mak was a chance for him to
return to his families roots along with his wife and young children and
build a new business in Thailand on the island where his ancestors
first settled well over 150 years ago. He has the right combination of
local knowledge and contacts plus Western organisation and transparency
that puts buyers at ease and ensures that things get done when they
should get done.

By
the end of 2006, half a dozen houses had been fully completed, the
island's first swimming pool had been and two other projects were
underway. Good progress, as the original aim was to sell 3-4 houses
by the end of 2006.
Sales . . .
As
there are no sales people, all buyers have to meet Yodying in person.
He isn't interested in selling to speculators or people who are looking
to spend their time partying and disturbing their neighbours. (There
are no beer bars or nightclubs on Koh Mak.) The idea is to attract
people from all walks of life and of all ages who like the island and
want a place to call a second home in the sun.
When
the owners aren't using the houses they can be rented out to tourists.
Most bookings will be made in advance through tour agents based in
Europe. Rental income cant be guaranteed, and again, buyers shouldn't
consider it as the main reason for buying, but with Koh Mak getting
a good reputation in Europe as the ideal family friendly island, (The
Sunday Times listed in in their 'Top 10 Secret Beaches' in October 2006)
so owners
should be assured that their property will be attractive to
holidaymakers.

1)
Classic Thai Villas. A development of a maximum of 10 villas.
These are an updated design of the popular Family villas. Approx.
240sqm, 3-4 bedrooms, 3 spacious terraces, 3 bathrooms, kitchen,
living-room, dining area, pavilion, tropical garden. Built on
600sqm of land. Construction time - 9-10 months. Priced from

Thai Symphony Pool Villas. A development with a maximum of 6 villas.
This Thai-Style Pool Villa comprises 350 sqm living area with 3-4
bed-rooms, 3 bathrooms, a spacious dining-room, fitted kitchen, 4

The developer will also, if the buyer wishes, offer a property
management service. He would help rent out the house to
visitors to the island when the owners weren't using it. His staff would clean and maintain the
property in the owners absence and rental income would be shared.
This is currently being done for owners at GoodTime resort which the
2007 Lonely Planet Travel Guide rates at the best accommodation on
Koh Mak.
Houses can also be fully furnished & decorated
for the buyers, everything from bath towels to teak furniture to a
DVD player and TV can be provided and
tailored to suit the buyer's taste in furniture.
The actual house can be owned freehold under
Thai law by a foreign buyer. However, as a general rule
applicable to 99.99% of foreigners, foreign nationals cannot own
land freehold in their own name. However foreigners can own
the actual house structure freehold. Therefore, foreign buyers
will lease the land for 60 or 90 years and own the house. This
ownership option is simple and cheap to set up. You are
advised to use your own lawyer. Yodying can pass on details of
lawyers used by other buyers if required.
He also has a strong desire to keep Koh Mak
as a quiet, peaceful island and therefore insists on meeting all

The first page of info I had on the site about Koh Mak, a hand drawn
plot plan and some simple architect drawings.
Good Time - Final Remaining
Plot - The GoodTime Resort is
now virtually completed. However, one villa remains to be
sold. It is fully finished and is being sold complete with all
furniture. Ready to move into or to rent out now.
'Jungle Land' -
Villas of a similar design to GoodTime but set amongst the
undergrowth and trees to provide owners with more privacy. A maximum
of 10 houses on a 10 Rai (16,000sqm plot of land) with a communal
