/ Internet Cafe, Koh Mak.
The
coffeeshop is the nicest commercial building on Koh Mak - which isnt
hard as most of the competition is in old wooden huts or small concrete
boxes. It isnt by the beach but is located at the main junction on the
island. Virtually everyone who visits Koh Mak will pass by as people
arriving by all slow boats & speedboats (other than the one service
operated by Koh Mak Resort) will land at a pier nearby and must pass the
coffeeshop when going to their resort - regardless of where they are
staying.
It's
on 800sqm of land and has a very nice roadside garden area at the
front. It's bright and airy and has plenty of outdoor seating areas,
all set under a large tree. Inside there's an area where the counter
would be and also space for a couple of computer desks and room for a
couple of tables 7 chairs for people wanting to sit indoors. This area
has a new AC unit installed. There's also an indoor kitchen / sore area
and covered outdoor area that can be used for cooking outdoors or
washing. There's also a small bedroom for the owner. The toilet block
is separate, there are three toilets Ladies, Gents & a children's
toilet.
The
high-speed internet connection will be set up in December (cant do this
quickly here). There isn't any equipment included, you would have to
provide your own. But outdoor seating and tables for around 20 people
are included. On Koh Mak there aren't any good coffeeshops which also
sell home-made cakes / cookies etc or have good coffee. There's also no
souvenir shop, the people visiting Koh Mak aren't budget backpackers,
they can afford to buy souvenirs / t-shirts etc so there are plenty of
possibilities for someone with a bit of entrepreneurial spirit. But I
think that it's more a nice little business to have and support you
living on Koh Mak rather than a money maker unless you really work hard
. . and when you're on Koh Mak you'll probably find that hard work might
not be the ideal way to spend the day
The length of the contract is pretty much up to you. Ideally you'd be
looking for as long a contract as possible, to give you time to get the
initial outlay + profit back. There's no point renting a place like
this for a year and 3 years would also be too short. The annual rent of
200,000 baht is also negotiable. The owner seems friendly enough, she's
building a new 8 bungalow resort and restaurant on the beach a kilometre
or so away and is happy to meet anyone interested in renting.
