Land For Sale on Koh Chang & Koh Mak

The plots listed here can't be
considered prime pieces of land. Use this page more as a guide as to
what is available and the prices. If you're looking for real value and an ideal
location for an island hideaway then there's nowhere on Koh Chang that can
compete with Koh Mak for a combination of privacy, excellent beaches and
comparatively low land prices.

The plots on this page are various
bits and pieces that I have been asked to put on the site. Some have
title deeds, some are farmland. Use the prices as a rough guide.
However, in most cases the owners are a hassle to deal with and so I don't
bother with these plots anymore.
Land for sale on Koh Chang with Chanote / Nor
Sor 3 (NS3) title deeds
i.e. title deeds issued by the Land Department.
1) Large detached house (3-4
bedrooms) on 1.5 Rai 'Chanote' titled land, very near mainland ferry piers
and with excellent views of Koh Chang. Price: 4.5 million baht.

1 Rai of Chanote titled land, on the sea in a quiet, but easily accessible
area of the east coast of Koh Chang. The land is around 10 minutes
drive south of the ferry piers. The big plus is the good price for a
plot by the sea and the panoramic views of the sea from the front of the
land and the inland mountains at the rear. Price: 3.5 million baht.

5) 1.25 Rai of Chanote titled
beachfront land, with an old, but repairable, concrete, two floor house.
Convenient location on a red sand beach on the east of Koh Chang and within
easy reach of the ferry piers and only 15 minutes drive to White Sand
Beach.
The land has around 40 metres of beach frontage. Water is from a
nearby bore hole. At present, access is through a neighbours property.
However, the owner will sell the land at the rear of the house which
stretched back to join the main road, 50 metres away.
It's a quiet location, a couple of small resorts and restaurants nearby.
At low tide you can easily walk a kilometre along the beach. You won't
find anything like this for sale on the west coast. The owner wants to
take the existing house down to use the wood for building anew
property for her family. However, as the house would require some
extensive rebuilding anyway, this isn't a huge loss. Price: 6.5

6) 2 Rai of Chanote titled
beachfront land, plus 4 bungalows. The land stretches from the main
road to the beach. Beach frontage is around 20 metres. This land
borders the plot above and is owned by members of the same extended local
family. The four wood & concrete ensuite bungalows are actually part
of a neighbouring resort. The bungalows are at the rear of the
property and the land near the beach is currently a garden area. A
large bore hole is on the land which ensures a private supply of water year
round. Price: 8 million baht. Photos.

7) Two plots. 2 Rai of
'Nor Sor 3' beachfront land adjacent to each other. (Owner will sell
as one 4 Rai plot as well.) Located a few kilometres south of the
ferry piers. The land lies between the main road and the shoreline and
has been filled and is ready to build on. There is a stony, coarse
sand beach in front of the land. Price: 6 million baht per

9) 0.5 Rai, Chanote titled land,
leading onto Salakphet Bay. This small plot of land is a good bet for
anyone wanting to run kayak tours of Salakphet Bay or wants to moor a small
boat outside their house. The land isnt directly on the bay but is at
the end of a canal that was built to allow local fishermen to moor
their boats. So, no real views from the plot which lies just off the
main road, but paddle 200 metres and you'll have stunning views of the bay
and islands to the south of Koh Chang. Really beautiful. There
are plans for a public area nearby, this would bring tourists to the area.
So it's possibly not a location if you're looking for long term peace and
quiet, but a good one for water related business. Price: 1.5

10) 2.75 Rai, Chanote titled land
bordering a mangrove forest. The land lies off the road to Salakok
village at the southern end of Salakkok bay. The land has been cleared
and filled, ready for building. A huge area for a house but good for
someone who wants privacy and also likes paddling a kayak around the
mangroves as there's access from the rear of the land to the canals that
weave through the mangroves and into the main bay. Price: 5 million

11) 5 Rai of Chanote titled fruit
fields. You'll need never buy longan or durian again. The rectangular
plot lies roadside adjacent to a small stream that forms one of the
boundaries. It's located in a quiet area, 10 minutes drive south
of the ferry piers on the east coast, a few locals live nearby and also farm
fruit and the owner's house is only 500 metres away. It's very
peaceful and the mature trees provide plenty of shade. It could easily
be subdivided and sold on or have a couple of nice houses built on it
so a
large family could enjoy peace and quiet on an 8,000sqm plot of land.

12) 1 Rai of Chanote titled
beachfront land. This plot also lies a few kilometres south of the
ferry piers, not far from the Salakkok area. The big plus is the price for a
plot by the sea. The downside is that the red sand beach here is also quite
stony. The land has an old restaurant on it and was used for
fish processing at one time, a large fish pool has been dug in the centre of
the land and this would need filling in. At the front of the land, a
new seawall needs building as some land has been eroded badly. The neighbouring property shows what can
be easily be done to improve the property as the owners have built a very
nice restaurant and few bungalows nearby plus a stone seawall. Price: 3.5 million

4.5 Rai of 'Chanote' land on the east coast, just south of Dan Mai.
This plot includes a private 100 metre long access road from the main
road down to the shore. The current owner bought the land a
couple of years ago with the idea of building a bungalow resort. Asking price is
3.5 million baht/rai (Approximately half what one rai of Chanote
titled land by the roadside in Klong Prao would cost.)

14) 6 Rai of Chanote*
titled hilltop land. Overlooks the east coast and is surrounded on
three sides by National Park. This land is owned by a local who's
family have been farming rubber on it for decades. The land has just been
cleared as the trees are too old to produce rubber now. (This also makes it
easy to see the land boundaries.) There are no steep slopes on the land that would
pose a problem to building work. The best views are to the east and
south east A bore hole is on the land, this
water was used to irrigate the rubber plantation year round. If you're
looking for land for a huge hideaway that no-one would ever find then this
is it. It's totally silent, and the bordering jungle means that no one
could ever overlook your property and it isn't visible from the main road at
all. The front and the rear of the land both have views out to sea,
other than that the views are just of the jungle clad mountains inland.
However, access isn't easy as there
isn't currently a road leading to the land. A neighbour is
willing to sell a strip of their land to allow private access to the
property. We've met the neighbour who's a good friend of the owner of the
plot for sale, she's fine with this arrangement. So (I estimate) a maximum of 1 million baht needs to be set aside
for this. Electricity would also need to be connected. The
distance from the main road would mean that this would be another large
expense, 100 - 250,000 baht depending on where the connection could be made.
*The land doesn't yet have a Chanote
title but this has been applied for and the process takes around 6 months
before approval. Any sale would be linked to the land receiving a
Chanote. Price: 6 million baht.

Farm land for sale on Koh Chang
i.e. land with
no registered land papers - more for people used to the Thai way of doing
things, as your lawyer will probably warn you off. However, this land is
significantly cheaper than Chanote or NS3 titled land and a lot of
businesses are built on it on Koh Chang.
Think of this as a gamble that if
things go well will pay off but if things go badly will result in you losing
all your money you invested. There's some nice land here, but I will
always recommend buying titled land rather than farmland if you can.
1) 1 Rai of
land on the cliff, southern White Sand Beach. It's very rare to find any
small plots of land for sale on White Sand Beach, let alone one with uninterrupted
sunset views. Two concrete bungalows and one small wood & concrete house are
currently on the land. Water and electricity already connected.
Land has Por Bor Tor 5 title, hence very low price for this area.

(One rai of Chanote titled land in this
area would cost from 10 million baht upwards, land a few hundred metres away
with no sea view is currently for sale for 15 million baht/rai.)

3) One Rai, 'Por Bor Tor 5' land,
roadside in Dan Mai. A local guy want to sell his small fruit
field. (Duran and longan trees). The land is in Dan Mai
village, the administrative centre of Koh Chang, so local amenities
are all within walking distance. It's a quiet spot and there's plenty
of room for a house away from the road amongst the trees. If you
aren't looking for beachfront and just want to be able to have a nice
house with large garden area then this would suit you fine. Price:
