As of
November 2007, there are no beachfront plots with sunset view remaining in
the Lagoona Phase (Phase1). Occasionally plots come up for re-sale.
therefore, if you are interested in a plot here let me know and I will
advise you of any current re-sale plots.

However, houses in the second row also offer very good value for money.
Although many second row plots are smaller than beachfront plots, the cost
per sqm. is roughly 50% lower than beachfront plots. Add to this the fact
that plots are staggered so that houses on the second row will also have a
sea view, and they represent good value for money.
New beachfront & Marina plots
released. More beachfront plots, at the southern end of Chang
Noi beach are now for sale. This stretch of beach is nice as at
low tide there is a sand bar that extends out from the beach into the
bay. You can walk, ride a bicycle (or even drive a 4x4) out into
the middle of the bay. It's a lovely spot to sunbathe away from
people, sit & read a book or take your kids to play etc.
The riverfront plots have views of mangroves on the opposite side of the
bank & the inland mountains in the distance. From the plots near
the mouth of the river buyers will also be able to see the small fishing
village of Klong Son nearby where fishing, rather than tourism is still
the main source of income for locals. The benefits of the riverfront
plots are twofold:
1) You can moor a boat outside your house as the
river will be dredged to allow access even at low tide.
2) The
height restrictions that limit the number of floors a beachfront house
has don't apply, so it's possible to build a larger, taller house on
these plots.
In October 2007, the master plan was modified to
take into account the requirements of buyers. Based on feedback
the developer received, more low rise condominium blocks were added in
Phase 2. These each comprise 14 units of studios, 1 and 2 bedroom
units on three floors. Prices from 3.4 million baht. The first
condo block is on sale now, located only 50 metres from the sea.

It's
also worth noting that in order to preserve the sea views and open feel of
the development, owners of beachfront plots are not permitted to build
walls around their property. This isn't in the glossy brochures that have
been produced, it's something you find out when you are on site. So, if you're looking for privacy second row
plots are the preferred choice.
Also
worth thinking about is the fact that a sunset view is nice whilst you're
on holiday and so a house with this aspect will be easier to rent out.
But if you're buying a house to live in . . .do you really want
bright sunshine coming through your living room window every day? This will make using a computer or watching TV virtually impossible
without drawing the curtains. Save the
sunset views for when you're on holiday, for practical living, facing
the sunrise or being in the shade of mature palm trees is a far better
option for many people.
There
are also two luxury enclaves, Peninsula Cove & Three Elephants Beach.
Peninsula Cove is accessed through a private gateway from the main
development and so allows buyers far more privacy. The 16 exclusive houses
here will be on larger plots and will have views towards the mainland,
however the three plots which are on top of the incline will also have
some stunning views over Chang Noi beach as well. Three Elephant Beach,
located at the far end of the peninsula offers the ultimate in seclusion and the handful of
homes located there will be accessible only by sea. No land access
is permitted as the area is all National Park.
