The Three Development Phases



Ownership - In accordance with Thai law,
up to 49% of the condo units can be purchased Freehold by foreign
buyers. Freehold allocation will be on a 'First come, first
served' basis. Remaining units will be sold on a 90 year
leasehold contract.
Contracts - All sales contacts for
Tranquility Bay are prepared by Johnson Stokes & Master (
www.jsm.com ) one of Hong Kong's largest law firms and most
reputable in South East Asia.
Management Fees - The management fees will be paid annually in advance:
1. 60 sq.m......3,500 per month (Baht 42,000/year)
2. 104 sq.m....4,000 per month (Baht 48,000/year)
3. 120 sq.m....7,000 per month (Baht
84,000/year)
How are these fees
used?
Tranquility Bay Residence will provide a professional estate management
and resort service that will include:
- Full time estate security
- Telephone assistance
- Use of clubhouse & gym
- Estate maintenance & repairs
- High speed internet access
- Pool cleaning & exterior villa maintenance
- Landscaping of gardens
- Cable television including major international channels
- Housekeeping & baby sitting services (optional)
- Chauffeur services (optional)
Condo Fixtures & Fittings -
The condominium unit comes fully furnished, each unit will be provided
with split type air conditioning units for bedroom and living / dining
area. Bedroom fully furnished with built-in closet and LCD TV.
Living/Dining area comes with Sofa, Coffee table, LCD TV and DVD, dining
table and chairs. Bathroom comes fully equipped with granite sink top,
glazed tiles flooring and concealed electronic instant water heater.
Fully equipped pantry with quality kitchen cabinets with internationally
recognized brand for electrical appliances such as refrigerator,
electric hobs, and microwave.

Rental Opportunities -
Owners have the opportunity to rent out their homes through the rental
pool and reap rental returns on their investment; expected to be
approximately 6% in the first year, to 10% in the third year. Details on
the rental income calculation will be provided upon request by the
tranquility Bay Sales Department.
Payment schedule -
-
Initial payment of 100,000 baht to reserve a unit.
- 40% (less 100,000 baht) on Contact Signing - typically within 2-4 weeks
of reserving the unit
- 40% when the roof is completed on the condo block
-10% upon full completion of the fully furnished condominium unit
-10% on registration at the government Land Office (within a month of
the condo unit being fully completed.)
Availability - As of July 2008
Note: Due to rises in
construction costs the prices for all units will increase by 5%
on 1 October.
Phase 1 - All units sold or reserved pending
sale.

Phase 2 - At present (July 2008). The
number indicates the price in millions of baht.
