Koh Chang Real Estate / Property . . .

1.25 Rai (approx), reclaimed land, near pier, Dan Mai

This property consists of one & a quarter rai of land (about 2,000 sqm) plus a an old, run down house and is for sale for  2.5 million baht.  As you'll see this plot is in a location that will be extremely busy in the  coming years and will have more foot traffic walking past than virtually any other location on the island.

The land was reclaimed from the sea and has been built up so two sides are surrounded by water at high tide.  As it's reclaimed land it doesn't yet have the NS3 / Chanote land titles - still classified as agricultural land, so no problem for a house or two but you wont be able to build anything that looks like a hotel.  

A couple of things you'll notice from the photos are  . .  .

. . . the huge pier right next to the land.  This was the first public pier built on Koh Chang.  It was originally the pier that all passenger & cargo boats used.  Now no-one uses it, but, as it's public, anyone can moor a boat there.   However, the local govt. plan is to develop Dan Mai as a centre for tourists, therefore in the future (2-3 years) all passenger ferries will arrive at this pier so tourists can visit a new handicraft shopping & tourist centre that will be built nearby, plus they'll have easier access to the south of the island.  The new road around the south of the island will be completed in a couple of years and another new road directly across the island to the west coast is planned.  It will begin near Dan Mai.

. . . the dredged canal at the side of the land.  This is very sheltered, you can see the size of the fishing boats that are moored there. Plus you'd be allowed to dredge out a channel right in front of the land and build a mini marina/yacht mooring - apparently that wouldn't be a problem to do, more a matter of being introduced to the right people and getting to know them.

As a house has been on the land for many years, there will be no problem rebuilding a house here. Remeber that at thistime it wont be possible to build a resort, that would have to wait until the land documents are upgraded in the coming few years.
