This is in the type of
location that rich folks on Samui or Phuket build million dollar
villas on.
The land is on a hilltop in Kai
Bae, overlooking the sea which is a few hundred metres west and has a Por Bor
Tor land title, so it can only be used for building a house on. This is
reflected in the price - 1.5 million baht per rai for the 5.5 rai plot (total
8.25 million). (Any negotiations on price, contracts etc would be direct
with the Thai seller direct and not through any agent or middleman. The seller
is very well known and well connected locally.)
The land now has a mature rubber tree plantation on it and the land boundaries
are easily visible. Neighbouring land is owned by the seller's family and the
owners (a local family) of Kai Bae Beach bungalows.
There's very little land on the west coast, of this type, that can be bought as
most of the hillside land is part of the National Park and therefore cannot be
bought or sold, so this land will increase in value a lot - simply due to the
lack of availability and the desire of many people to have houses with
uninterrupted sunset & panoramic views in a quiet location.
From the land you get a great sunset view out to the islands which lie off Kai
Bae and Klong Prao beaches and northwards up the coast along Klong Prao beach
and to the mountains at the north of Koh Chang.
The seller would provide water
from a bore on his land nearby. Electricity is currently connected, but
this is easily arranged.
Looking up towards the land
The northern tip of Klong Prao beach is easily visible from the land as are the hills in the north of the island. Beter views would be possible from the highest point on the land, however this would call for some of the trees to be felled. The newly built access road skirts the hillside before climbing to the top of the ridge where land has recently been cleared.
