Koh Chang Real Estate / Property . . .

For Sale / Rent . . . Well built, modern, 2 bedroom house on 1.25 Rai (2000sqm) of land in Kai Bae.  Price: 4.5 million baht (negotiable) to buy or 25,000 baht/month rent on a  12 month renewable contract.

 

This house was built around 12 months ago and lies on 1.25 Rai of land adjacent to the main road/track leading down the inland valley in Kai Bae.  Kai Bae village is about 1km, 10-15 minutes walk away.

 

The house has aluminium doors & windows which are very rare on Koh Chang.  The floors are wood parquet, also a rarity here. The house consists of a small fitted kitchen, large living room - around 8m x 5m, western bathroom, two bedrooms - both 4m x 4m with high ceilings, a covered outdoor sala and a washing area. (Above the living room is a flat roof, the owner he had planned to build stairs up to the roof so people could sit out on there in the evening but this hasn't been done.)

 

The house has electricity, a constant supply of water year round from a neaby waterfall in the hills, and UBC satellite TV  - BBC, CNN, HBO, Sports Channels etc already connected.  The owner will include all furniture (see photos below) in with the sales / rental price.  The house doesn't have air-conditioning at present but the owner is willing to discuss installing this for any buyer / renter.   

 

The land has a 'Por Bor Tor 5' (farmland) title deed but has been surveyed by the local authority, doesn't lie within the National Park and the house has a registered address and 'Tabian baan' house address book indicating that it is a legally built house with official address. 

 

The garden area needs some work down on it, at the moment the land has been cleared but not replanted with grass, plants etc

 

The owner is a Belgian expat who has been on Koh Chang for well over a decade but now wants to sell or rent long term as he will move to the mainland to be nearer his children's school.

 

The owner wants to rent long term on a 12 month contract, payable in advance.  Plus a 1 month deposit to cover any possible damages to furniture etc.  This will be refunded at the end of the rental period providing all the furnishings are in good order.)

 

If you are interested in buying the price is negotiable for a quick sale.  As the land doesn't yet have title deeds the asking price is very low.  The house can also be put on a 30 year lease for any foreigner wanting it in their name.

Price To Buy: 4 million baht  To Rent: 25,000 baht/month i.e. 300,000 baht/year
