To rent . . . Bar /Restaurant in Kai Bae.

This restaurant was built around 4 years ago in the centre of Kai Bae.  It is now for sale by the original owner who is now planning another business venture on the island.  The restaurant still makes money but as the type of visitor to Koh Chang is changing the current owner feels that it is now time for a change.

It is being sold complete with all the fixtures and fittings that are required to continue the day to day running of the restaurant.  You can simply walk in and take over using the same menus, same kitchen equipment, same furniture, cutlery etc as at present. 

The restaurant sits on around 400sqm of land, almost all of it is built up.  By the roadside is the dining area with seating on bamboo tables & chairs for around 40 diners.  At the rear of the building is the large kitchen, newly built customer toilets, a bathroom, storerooms, an ensuite bedroom which the owner currently uses and two rooms for housing staff. During busy periods the owner has had five staff working for him, at present there are three.

For entertainment satellite TV is installed, this shows live football from the UK as well as having three movie channels and BBC & CNN news. There's also a pool table located adjacent to the dining area.

The cost to build this type of structure from new and equip it fully would be at least the same as the selling price -  if not more.  That's if you could find a large plot of land in a busy tourist area on which to build a place of this size, which you wont be able to do.    The annual rent is approx. 100,000 baht/year - this can be negotiated with the landlord and will depend on the length of rental contract required - 3 or 6 years.

Water is from a  private supply approximately 200 metres from the restaurant which is shared by several other small restaurants and bars in the area.  There are large water storage tanks at the rear of the restaurant.  Electricity is metered and paid at the government rate.  The current owner also pays around 7,000 baht/year in taxes  - business tax, signage tax and is licensed to sell alcohol.

Live music could be played here - but limited to solo performers as the entertainment licenses required for bands to perform are very hard to come by on Koh Chang due to noise levels.

To make money on Koh Chang you need an easily visible roadside location in the centre of an area popular with tourists.  Look no further.

Asking price is 950,000 baht

The restaurant has around 15 meters of road frontage with parking space for motorbikes at the front.  (There is space at the rear for a few cars to be parked if required.)

The restaurant is built of concrete and wood.  The roof is entirely thatched. This is still in very good condition - as can be seen from the photo below
