Small resort for sale on the west coast of Koh Chang

If you are looking for a small resort that can easily be run by a couple, is well established, has a long lease, a loyal clientele, room for expansion and a realistic asking price then this could be for you.

 

This Scandinavian owned resort is for sale as a going concern by the first owner who built the resort in a quiet location on the west coast of Koh Chang as a place where people wanting budget accommodation within easy reach of the west coast beaches could do so. 

 

Hidden from the main road the resort comprises 4 bungalows, a restaurant with kitchen, store room, staff accommodation, 80sqm, 2-bedroom owner accommodation and a newly built 4 room block that can be used for longstay visitors.  Off road parking for vehicles & motorbikes is available.

 

The area isn't densely built up, although there are a couple of other small bungalow resorts in the area. At the rear of the property is a large rubber plantation.  There is room on the land for a couple more bungalows to be built.  Plus the 4 room apartment block can have the terrace area extended to add more living space for guests. 

 

The bungalows are all decorated and furnished to different standards to suit guests budget. Two are fan and two have AC and TV. They rent out for between 400 - 1000 baht/night. 

 

The restaurant is a popular spot for both expats on Koh Chang and tourists staying nearby.  The current owner has hosted pool and darts tournaments in the past as the location is quiet, but easy to reach from White Sand beach or Klong Prao.  The bar and restaurant have a more personal feel where friends can meet watch the live football, F1 grand Prix or movie on the TV and enjoy a beer and meal.

 

The resort has an ADSL internet connection and wifi for customers with their own laptops.

Included in the sale: 

4 bungalows, restaurant, living accommodation, 4 room apartment block sitting on 1 Rai, 1600sqm of land

All furniture, fixtures, fittings, kitchen equipment etc (Everything you need to run the resort.)

Three motorbikes.  Two 115cc scooters suitable for rentals, plus a Yamaha Virago chopper, recently re-chromed, for owner use or rental.

Thai Registered company with work permit possible for Foreign owner.  Enabling you to legally stay and work longterm in Thailand with no need for visa runs. Also no need to put the lease contract or business in a Thai name.

Land rental contract with 16 years remaining on the lease. No land rent due until 2009. Current land rent is 100,000 baht/year.  The contract states this will increase every 3 years by 5% and is payable every three years. 

Price: 5,000,000 baht

(Alternatively, selling price is 4,000,000 baht if the 4 room apartment block which sits on 400sqm of land isn't required.  In this case the annual land rent would be 66,000 baht for 1,200sqm land.)
