This is a rare opportunity to both acquire a small
piece of land on Koh Chang for several years and also have your investment
pay for itself. The owner of Island Lodge, White Sand Beach - a
popular resort of budget accommodation - fan bungalows and AC rooms has
twelve small plots of land available for long term rent.
On each plot the buyer will be able to build one or
two small bungalows or possibly one large bungalows. Each plot of land
is 12m x 8m. A standard bungalow measures 3m x 4.5m including bedroom
and ensuite bathroom, with toilet, sink and shower.
Land Rental. The land will be rented on a
6 year (3+3) contract. For the first 3 year period, rental will be
60,000 baht down payment plus a monthly payment of 1,000 baht/month = 96,000
baht in total. For the second 3 year period, the down payment will be 80,000
baht plus a monthly payment of 1,500 baht/month = 134,000 baht.
Therefore, over the full 6 year period the total
rental for the plot of land will be 230,000 baht.
Bungalow Cost. The cost for a bungalow
depending on specifications but would be from 105,000 baht - 135,000 baht
depending on specifications.
The total cost for the bungalow and land over
the 6-year period is therefore between 335,000 - 365,000 baht
i.e. just under 5,000 baht per month for the entire period.
Bungalow Rental Program. Island Lodge
advertises extensively in local tourist guides and has been in operation for
many years - so has a lot of repeat customers. It is well known for
providing good value accommodation for people looking to make the most of
their holiday budget. The owner of Island lodge will rent out the
owners' bungalows if they want to earn a rental income from them.
Income ill be split 50:50. In return for participating in the rental
program the bungalows will be maintained and cleaned by Island Lodge staff
free of charge.
It is envisaged that a basic fan bungalow would be
rented for 600 baht/night to tourists during the high season from November -
April and, say, 400 baht/night during low season.
Assuming the bungalow is rented for 100 nights/year at
an average rate of 500 baht/night. This would generate 50,000 baht income
per year, which would be split between Island Lodge and the buyer, 25,000
baht each.
Plus the buyer would have use of the bungalow for the
remaining nights OR could choose to rent it out independently on a daily,
weekly or monthly basis.
This rental program isn't designed as a get rich quick
scheme it is simply an option for anyone buying a plot and bungalow.
Plot Plan
As many of the rubber trees will be left standing as
possible. To build a standard size bungalow usually only one tree
will need to be cut down. Plots in Block A will be for people wanting to
participate in the rental program as they are adjacent to the existing
resort. Block B will be for people wanting their own house for
long term use or to rent out privately.

To get to the beach you simply walk along the road
show above, this then turns into a dirt track for the last 100 metres to
the main road. The main road is at the end of the track below.

When you reach the main road you can simply cross
the road and walk 30 metres to the beach, you'll be adjacent to Kacha
Resort & Spa and Sea Bar.
